KUALA LUMPUR: Malaysian property investors were urged at the recent Saffron London Property Seminar to be aware of the actual price of properties in London so as to not have problems when exiting in future.
Saffron chief executive officer (CEO) and London property expert Monty Nawaz spoke at the two-day seminar held at the Saffron Kuala Lumpur headquarters in Bangsar.
“Buyers need to be aware of property prices and [other] details so that they do not
overpay for something that is not worth the value,” said Nawaz. “Take, for example, an island property in London. It looks good but what
[developers] fail to mention is that there is absolutely no parking. So people who live there cannot have a car.”
He added that some properties are advertised differently in other countries. “For example, Queen Elizabeth Olympic Park in Stratford, London was launched in both Singapore and Malaysia. But the price advertised in Singapore was £285,000 (RM1.54 million) whereas in Malaysia, it was priced at £321,000. So Malaysians were paying more for the exact same property.”
Other topics covered at the seminar included property hot spots, what to look for when hiring agents and problems that Asian investors face.
The seminar also introduced Kensington High Street, a group of 27 restored Edwardian apartments set in the heart of Kensington. The selling price starts from £1.3 million. Saffron is collaborating with KL-based Zerin Properties on the sale of this property and also for future projects.
According to Zerin Properties CEO Previndran Singhe, who was present throughout the seminar, Kensington High Street is a good investment as properties in the heart of Kensington are much coveted.
“It is not easy to come by a plot in Kensington, and with a period property at that. Added to that, Saffron is an established and experienced agent. So I know that my clients will be taken care of,” Previndran said.
He added that the good turnout at the seminar helped to boost interest in the Kensington High Street apartments, with strong interest in two of the units.
