KUALA LUMPUR: Naza TTDI Sdn Bhd, the property arm of the Naza Group, plans to launch a premium phase of its 113-acre (45.73ha) TTDI Grove project in Kajang, Selangor, by year-end.

To be known as TTDI Grove East, the premium phase will feature 36 semi-detached homes and 128 link houses on terraces carved into slopes, said senior general manager of marketing and sales Mohd Johan Shadzli Mohd Daud.

The semi-detached units would be unique to that phase, he said, adding that prices had not been firmed up.

The upcoming phase in TTDI Grove, meanwhile, will feature link houses scheduled for launch in June.

Naza TTDI had launched 153 double-storey link houses in the development over three weekends in March, achieving 90% take-up rates to date. The freehold development is targeted at the middle income group.

Priced from RM409,000 to RM888,000, the link and corner houses have a land area from 1,539 to 3,649 sq ft and built-up areas from 1,888 to 2,794 sq ft.

TTDI Grove, with a gross development value (GDV) of RM327 million, will feature 279 link homes and shop-houses. It is slated for completion in 2015.

Johan said the development was designed as a guarded neighourhood, with nine residential phases to have a single entrance and exit with a guardhouse and boom gate.

“The word ‘grove’ itself describes how each phase is formed — a cluster of residential units with an average of 55 units per phase surrounding a green garden space. In all, there are 12 of these central gardens.

“There is also a 2.7-acre water retention pond that we have transformed into a recreational park complete with jogging track and recreational spots,” he said.

Apart from new phases in TTDI Grove, Naza TTDI has also slated for launch TTDI Alam Impian Sephira link homes tomorrow, phase 1 of commercial development TTDI Dualis Puchong and phase 2 of TTDI Dualis Taman Equine in the middle of this year, said Johan.

The Sephira link homes feature 117 units with a built-up of 2,180 to 2,805 sq ft and land area of 1,600 to 1,920 sq ft, with prices starting from RM520,000 onwards. TTDI Alam Impian is a 208-acre freehold township in Shah Alam with a total GDV of RM1 billion.

TTDI Dualis Puchong comprises 64 four-storey semi-detached shops over 13 acres of leasehold land. Prices are from RM4 million to RM5 million, with built-up of 8,587 sq ft and lot size of 4,500 sq ft. It has a GDV of RM1.2 billion

At the RM220 million TTDI Dualis Equine project in Seri Kembangan, which spans 8.76 acres of leasehold land, Naza TTDI will launch Phase 2 featuring small to medium-sized offices.
