PUCHONG: All non-Bumiputra lots (about 50%) for the first phase of Sierra 8, a project in the 16 Sierra residential development in Puchong, Selangor by IOI Properties has been booked in its soft launch on Friday Jan 29.

The first phase consists of 147 units of 2-storey terraced houses priced at RM448,900 each with a lot size of 22’ x 75’ and a gross built-up area of 2,257 sq ft.

The gross development value (GDV) of this phase totals RM70 million and is 50% completed, said IOI Group General Manager for Marketing and Business Development Lee Yoke Har.

There are 15 other precincts planned for the entire 16 Sierra which spans 535 acres. When completed, it will have 3,838 residential units.

The second phase of Sierra 8 comprising 104 units of 2-storey homes with a GDV of RM50 million will cost slightly more than the first phase. The second phase will also have super-link units measuring 24’ x 80’.

“People who value gardens, greenery and security,” Lee said when asked on the target group for this project.  It is also aimed at young families who are looking for a quiet and green residence.

The commercial element of the development project is located along the Lebuhraya Damansara Puchong (LDP Highway) and will be completed at a much later period, Lee added. The targeted completion date of the entire 16 Sierra is in the year 2020 and the estimated GDV by that time will total RM2 billion, the company said.

16 Sierra is a gated and guarded mixed residential property development, located across the established township of Seri Kembangan (across the LDP highway). IOI will manage the security of the area until the project is totally completed, after which, the company will hand over the job to the local council, Lee said.

Lee added that the maintenance of the parks and gardens in 16 Sierra will also be handed over once the project is totally completed. “As long as we’re here we will be managing it, then once it’s finished we will be handing it over to the local council,” she said.

When completed, 16 Sierra features sixteen mini gardens and a 7-acre Central Park. Each garden is distinct and has its own unique theme namely the Geometry Gardens – consisting of The Maze Garden, Algebra Garden, Hide ‘N’ Seek Garden and The Ark Garden; the Fragrant Gardens – consisting of Serai Garden and Mawar Garden; the Fun & Play Gardens – consisting of the Central Park, Mound Garden, Peek-A-Boo Garden and Tic Tac Toe Garden; the Forest Gardens – consisting of the Pipit Garden and Cricket Garden; and the Canopy Gardens – consisting of Rain Tree Garden, Citrus Garden and Eucalyptus Garden.

There is also a clubhouse located to the east of the Central Park for residents’ use on a pay per use basis.

16 Sierra is presently accessible via the LDP and will also be accessible through the South Klang Valley Expressway once extension works are completed.
