  • Here are the price growth trends and indicative asking rental yields for non-landed residences in Bandar Sri Damansara/Damansara Damai, which we call Damansara North.
  • Based on an analysis of transactions by, average prices grew 39.1% y-o-y to RM298 per square root (psf) in 1Q2015. Mass-market projects experienced the highest growth in capital values.
  • In terms of relative growth, SD Apartment II in Bandar Sri Damansara appears to have gained the most, with its average price up 36.7% y-o-y to RM361 psf in the 12 months to March 2015. Also in the list of top performing properties was the neighbouring SD Tiara Apartment, registering a 21.7% y-o-y growth to RM357 psf. With their practical compact sizes, their prices usually fall in the range of RM250,000–RM350,000, presenting one of the few affordable middle-class options.
  • In the mid-end condominium segment, the average transacted price at SD Tower gained the most, up 32.3% y-o-y, to RM440 psf.
  • From observation of asking rents as at June 2015, asking rental yields for the area range between 3.7% and 7.1% per annum. The highest can be found at the well-located flats and apartments in Damansara Damai.
  • Renters looking for space and value would find the rent very reasonable at Armanee Condominium. Typical units here measure 1,647 to 2,099 sq ft and can be rented for around RM2,200 monthly.
  • The market will grow further given the MRT Sungai Buloh-Serdang-Putrajaya Line due in 2022. Projects located closest to the three stations (Damansara Damai, Sri Damansara West and Sri Damansara East) are One Damansara, The Zizz, Menara Sri Damansara and SD Tower.
