• Bangsar is a matured neighbourhood dominated largely by landed homes. Many of the larger condominium developments here were built in the 1980s and 1990s. Due to the scarcity of land, later developments were mostly small boutique luxury projects.

• In 3Q2014, the average price per square foot (psf) of non-landed properties was RM811 psf with average transacted price of RM1.51 million per unit. The high price was skewed by transactions in One Menerung with a median transacted price of RM1.04 million.

• Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the RM1.0 – RM1.5 million price range accounted for the largest market share of transactions (19.8%). Transactions above RM2.0 million accounted for the second largest market share (18.6%).

• Altogether, slightly more than half (51.7%) of transactions were for units above RM1.0 million.

• One Menerung is the most expensive development, with an average transacted price of RM4.02 million. Transacted prices here ranged from RM3.0 million to RM6.8 million with sizes starting at 3,000 sq ft.

• Next were Desa Bangsar Ria (RM1.72 million), Suasana Bangsar (RM1.44 million) and Sri Penaga (RM1.42 million).

• The affordable development is Tivoli Villas with an average transacted price of RM728,000. An older, low-density development, it has units ranging from 560-2,800 sq ft.

• Other affordable developments in the area are similarly older ones such as Bayu Angkasa (RM800,000), Bangsar Puteri (RM810,000) and Sri Kasturina (RM837,000).
