SHAH ALAM (Nov 28): The SA Sentral and Section 13 development plan, set to be implemented over the next seven years starting next year, will cover 58.6 hectares (145 acres) and aims to transform the area into a modern, dynamic, and competitive integrated hub in the country.

The Selangor State Development Corporation (PKNS) in a statement Thursday said the project, with a gross development value (GDV) of RM3 billion, will include the construction of an international-standard convention centre, a hotel, a shopping mall, serviced apartments and the Aneka Walk retail business hub.

The development will be carried out in phases to create an integrated city centre equipped with modern infrastructure and public facilities that can meet the needs of society as a whole.

“The primary focus of this project is to enhance mobility and public spaces, including strategic pathways connecting the Dato Menteri LRT Station to SA Sentral, while improving accessibility and the quality of recreational areas.

“Key development components include upgrading mobility pathways and infrastructure, providing amenities such as parking spaces, green areas, and transforming the surrounding landscape which involves an art gallery,” the statement said.

PKNS said that the development plan for SA Sentral and Section 13, Shah Alam was presented by PKNS Signature Projects deputy director Azilah Arasad to the Shah Alam City Council (MBSA) on Thursday to provide a comprehensive overview of the project plan.

Also present were PKNS Group chief executive officer Datuk Mahmud Abbas and Shah Alam deputy mayor Madiyan Baweh.

“SA Sentral is expected to have a major impact on the Shah Alam community by providing recreational spaces as well as more comfortable and efficient mobility access, ultimately opening up vast economic opportunities.

“Among key benefits include the creation of over 1,500 new jobs and rapid growth in commercial activities, which will drive socioeconomic development in the area,” the statement said.

Meanwhile, the development in Section 13, Shah Alam, will be based on the Transit-Oriented Development (TOD) concept, focusing on health-oriented initiatives, which include the construction of a hospital to be operated by a PKNS subsidiary and an ‘assisted living’ project aimed at providing facilities for the elderly.

Also in the plan is the construction of serviced apartments to meet the residential needs of the surrounding community.

PKNS also stated that the use of public transportation will be encouraged through the incorporation of accessibility features, including the construction of a connecting bridge between the site and the LRT station located near Stadium Malawati Shah Alam.

Additionally, a public park or ‘Linear Park’ will be developed to connect existing developments in the south, namely Menara U and Menara U2, directly to the LRT station connecting bridge.
