KUALA LUMPUR: IOI Properties Bhd has achieved a take-up rate of 70% of the non-Bumi units for its recently-launched Odora Parkhomes in its gated and guarded 16Sierra in Puchong.

Speaking to TheEdgeProperty.com recently, its general manager Lee Yoke Har said the Odora Parkhomes is the third launch in the leasehold township, and consists of 220 units of 3- to 3½-storey townhouses.

"The buyer profiles are a mix of young couples and older parents buying lower units for themselves and upper units for their children. This phase has a gross development value (GDV) of RM97 million and is expected for completion in 24 months," she added.

The 3-storey townhouses come in two sizes: Type A (the lower unit) has a gross build-up of 1,862 sq ft, and Type B1 (the upper unit) has a build-up of 2,206 sq ft. Both have a land area of 24ft x 73ft, and are priced at RM399,900 and RM439,000 respectively.

An artistic impression of the Odora Type BThe 3½-storey townhouses (Type B2), meanwhile, come in two sizes: the lower unit has a build-up of 2,616 sq ft and the upper unit has a build-up of 2,142 sq ft. Both have a land area of 24ft x 82ft, and are priced at RM499,900 and RM429,000 respectively.

The upper units will have a private roof terrace, while the lower units will have direct access to the Linear Garden. This phase is scheduled for completion by September 2013.

IOI Properties has also recently signed an agreement with an education group, who will be setting up a private and international school offering both "O" Levels and "A" Levels curriculums.

"It will also provide a Chinese-medium course that affiliated to Tsing Hua Primary school in Shenzhen, which is in turn affiliated to Tsing Hua University in Beijing, which is a top Chinese university. The school will be operational in 2013/14," Lee said.

Next to be launched in 16Sierra are terraced houses and semi-detached homes with land areas of 1,650 sq ft and 1,800 sq ft. These are expected to be launched in the second quarter of next year.

The Odora showroomSpanning over 535 acres, 16Sierra has a GDV of RM2.5 billion, with a total of 5,000 properties upon completion. To be developed over 16 phases, the developer launched Phases 1 and 2 — consisting of 250 units of 2-storey terraced houses — early this year.

It is planned as a green township, placing particular emphasis on its landscape. It offers 16 theme gardens such as Fragrant Gardens, Canopy Gardens and Forest Gardens. A major landscape feature is the 7.2-acre Central Park, designed as a place for residents to come together for various activities and relaxation.
