SEPANG (March 9): Sin Hee Yang Property Management Sdn Bhd’s first project this year, Taman Idaman Murni 2 at Bandar Baru Salak Tinggi, Sepang, has achieved 80% sales, according to director Loo Chee Yang.

Loo told TheEdgeProperty.com that Taman Idaman Murni 2 was launched on Jan 23 and has a gross development value (GDV) of RM21 million.

The 6.8-acre development comprises 53 units of 1-storey semi-dees with built-up sizes ranging between 1,218 sq ft to 1,232 sq ft.

“The selling price of the freehold semi-dees averages RM400 psf with a minimum selling price of RM481,000. Many of the buyers are young families whose members work in Putrajaya and Cyberjaya and are interested with our project,” he said.

Loo noted that most of the buyers are aged below 35 years old.

The key attractions of the project to these buyers are the affordable prices and freehold tenure as well as the close distance to their workplace (Putrajaya, Cyberjaya and the airport).

The development of Taman Idaman Murni 2 is divided into two phases – phase one consists of 30 units and phase two has 23 units.

The project will be completed by 2018.

Taman ldaman Murni is approximately 9km from Sepang International Circuit and a 20 minutes drive from Kuala Lumpur International Airport (KLIA).

On market demand, Loo is optimistic over the future potential of Sepang as the area’s accessibility has improved and he believes that the opening of Xiamen University (XMU) Malaysia Campus (XMUMC) will spur demand for properties in Salak Tinggi, especially for Taman Idaman Murni which is located 5km away from the campus.

The 150-acre XMUMC had welcomed 160 students – its first batch of students – in February this year. The second phase of development is still ongoing and will be completed by 2020.

The new campus is expected to accommodate 10,000 students upon completion.
