KUALA LUMPUR: AQRS The Building Company Sdn Bhd (AQRS) has managed to sell 60% of The CEO Suites at its latest commercial development The Altium in Damansara Perdana, Petaling Jaya during a recent launch.

The CEO Suites comprises of 138 SoVo (small office versatile office) units, and is one of the three components that make up The Altium. The other two components are The Prime and The Pulse.

Nestled on a 2.66 acre piece of leasehold land overlooking the Lebuhraya Damansara-Puchong (LDP), The Altium is a green commercial development with a gross development value (GDV) of RM300 million.  

The office units at The CEO Suites are housed over 12 levels, offering 161,243 sq ft of space. Among its features are a multi-tier security system as well as meeting rooms, swimming pools and a gymnasium. The SoVo units have sizes from 612 sq ft to 1,041 sq ft, with prices ranging from RM537,430 to RM891,411.

Meanwhile, The Prime is a Multimedia Super Corridor-compliant Grade A green corporate office building that sits on 272,682 sq ft of land. It features high ceilings, open plan layouts, a fibre optic backbone infrastructure and a posh double volume lobby all within its 22-level communal integrated infrastructure.

The Prime offers corporate office spaces from 8,221 sq ft to 12,000 sq ft, tagged from RM7.8 million to RM11.4 million. So far, nine floors have been booked, while AQRS itself will occupy four floors of The Prime as its corporate office, said AQRS CEO Paul Ow.

The Altium's third component is The Pulse, a three-tiered 30,128 sq ft nature-infused retail space to be used mainly for F&B. "Designed as a place to meet and entertain, The Pulse is not for sale, as the developer wants to ensure that the tenant mix blends with the up-market ambience of The Altium," said Ow.

Besides the LDP, The Altium offers quick access to highways such as the Penchala Link, NKVE, MRR2, SPRINT and DUKE highways, and is only a short distance away from malls, banks, hypermarket, colleges and international schools and the proposed Mass Rapid Transit (MRT) station in neighbouring Mutiara Damansara.

"Despite the prevailing uncertainties in the market, we are confident that The Altium will be well received as the location is fast growing, easily accessible and highly visible.

"Our confidence is strengthened by the unique concept of the development incorporating green features which we believe is the logical step moving forward, up-market components as well as the outstanding the design by GDP Architects and landscaping by Seksan Design," Ow added.

The Altium is expected to be completed in the third quarter of 2014.

AQRS was formerly known as Damansara Residences Sdn Bhd. Incorporated in in 2001, its core business is the building of civil construction and development industries.

AQRS's notable developments in the Klang Valley include The Residency semi-detached houses and Bistari "De" Kota shop offices in Kota Damansara; Contours@Melawati Heights, comprising 41 units of twin courtyard villas; and Gombak Grove, comprising 25 units of zero lot bungalows in Sri Gombak.
