Touted as the first major residential development in London’s financial district in 30 years, The Heron is a 36-storey tower adjacent to The Barbican Centre on Silk Street, an arts and culture centre.

Built by London-based developer Heron International, it is located within walking distance of the Barbican, Moorgate and Liverpool Street tube stations providing  direct access to five of London’s 12 tube lines and to two of the city’s train stations.

“Sales met and even exceeded expectations,” says Lisa Ronson, marketing director of Heron International. “We won’t reveal how many apartments were sold, but we were very pleased with the level of interest and the number of sales.”

The team has also visited Singapore and Hong Kong.

The relatively weak pound has made the UK property market appealing for overseas investors. “The recent fall in value of UK properties, coupled with a relatively weak  pound, makes this an attractive time to invest in the UK,” says Ronson.

A Savills Research report on the prime Central London residential market in May 2010 notes that overseas interest should have a positive effect on property values and prices. “Stock shortages and continued overseas demand will protect prices in the short term and drive market-leading growth in 2011 and beyond,” predicts Yolande Barnes, a director at Savills.

Scheduled to be completed in 2013, The Heron is advertised as the “ultimate pied-a-terre” for international business people. The price per unit starts at £435,000 (RM2.1 million) with service charges estimated at £7 psf. The Heron has 284 units that are sold with a 199-year lease. Sizes range from 408 sq ft for studio units to 1,978 sq ft for three-bedroom units.

“The studio apartments will have integrated televisions and furniture packages for the studio and one-bedroom apartments will also be available. Choices of layouts and finishes will cater for residents’ personal tastes,” says Ronson.

The Heron’s lower floors will house the Guildhall School of Music & Drama with a 608-seat concert hall, 227-seat theatre and a 126-seat studio theatre.

The developer declined to reveal the gross development value of the project and the land size.

Heron International has recently completed The Peak, an eight-storey office building directly opposite London’s Victoria station. It is currently developing Heron Tower, the city’s tallest building at 230m (755 sq ft), which will provide 46 levels of office space. It will be completed  in February 2011.

The developer also applied for planning permission in March 2010 for a 43-storey tower to be situated next to Heron Tower, providing 190 hotel rooms and 120 residences. There are no plans for projects in Asia at present.
