Glomac achieves strong take-ups for latest launches

SELANGOR: Glomac Bhd saw high take-ups for its latest launches — Saujana KLIA Phase 1 and 2 in Sepang that was 100% sold, and Cadenza at Lakeside Residences in Puchong, Selangor, with 80% taken up. The developments were launched on Jan 24 and Jan 30, respectively.

Saujana KLIA, Glomac’s fifth township development, sits on 239 acres (11.74ha) of land and has an estimated gross development value (GDV) of RM1.2 billion. As for Lakeside Residences, Cadenza is the fifth phase, which is part of the overall 200-acre development with a GDV of RM74.4 million of 82 units.

Saujana KLIA is an integrated township that is expected to be developed between five and seven years.

“This overwhelming response [to Saujana KLIA] is due to strong demand for affordable properties and with Glomac’s solid portfolio of township projects, we are well placed to tap into the market where demand remains resilient,” said group managing director and chief executive officer Datuk Seri F D Iskandar.

As for Glomac’s Lakeside Residences, he said, “The outlook for our development in Puchong is positive. Purchasers have faith in the central location of our project as well as its concept. Once Lakeside Residences reaches maturity in three to four years, we will have plans to build serviced apartments, condominiums and shop offices close by. We can fully develop the landed Lakeside Residences in four to five years.”

The first phase of Saujana KLIA, which consists of Marylis and Celosia, was snapped up within two weeks. Both phases offer 284 units of 2-storey terraced houses and command a GDV of RM130 million collectively. The units are 20 ft by 70 ft with built-ups ranging from 1,900 sq ft to 2,000 sq ft. Each unit comes with four bedrooms and four bathrooms with two carpark bays.

Amenities available at the Saujana KLIA include a clubhouse with a barbecue area, cafeteria, multipurpose hall, jogging tracks, running trails, landscaped park and lake, badminton and tennis courts, football field and children’s playground.

The township is in close vicinity to KLIA and is connected to the Klang Valley via the Elite, Lebuhraya-Damansara Puchong (LDP), Kesas, MEX and SKVE highways. The township is also near surrounding commercial and educational centres such as Sepang F1, Multimedia University, Xiamen University, IOI City Mall, Cyberjaya Street Mall and the upcoming KL International Outlet.

Meanwhile, all non-bumiputera units of Cadenza of Lakeside Residences were fully sold during the launch. Slated for completion in 2017, the 2-storey terraced houses were sold from RM898,000 (non-bumiputera price) onwards. The houses have built-ups ranging from 2,185 sq ft to 2,274 sq ft with four bedrooms and three bathrooms, and a covered car porch that can accommodate two cars.

Lakeside Residences surrounds an existing 25-acre lake and facilities include open green parks, an infinity pool located in the clubhouse, local parks, recreational areas and jogging paths. The development is accessible via the LDP, Kesas, MEX, NKVE and Bukit Jalil highways. Amenities in the area include Tesco Puchong, IOI Mall, Setia Walk, IOI Boulevard, Sunway University, Taylor’s University Lakeside Campus and Taylor’s International School.
