PETALING JAYA: KSL Holdings Bhd, under its subsidiary Goodpark Development Sdn Bhd, has opened up units of light industrial factories and shops for sale at its 18-acre freehold development in Klang.

Names Bestari Business Park, the project has a gross development value of approximately RM175 million and is located adjacent to the Johor-based developer’s maiden project in the Klang Valley, Canary Garden @ Bandar Bestari.

The development will be launched tomorrow.

Chris Fong, Canary Garden @ Bandar Bestari’s head of sales and marketing, said the biggest attraction of Bestari Business Park is its strategic location near to Port Klang, Westports as well as Kuala Lumpur International Airport (KLIA).

“This makes it ideal for business and commercial ventures. The development is also located near to a vast catchment of residential developments. This provides businesses ample source of ready manpower to tap into,” said Fong, adding that their target market is the commercial business community in the Klang Valley.

KSL is positive about the potential and growth of the commercial and retail sector in Klang.  “There is  great opportunity to expand the types of retail and commercial business, to make Klang an ideal place to live as well as a hub for business, financial and other establishments,” said Fong.

Bestari Business Park offers 72 units of 2-storey and 3-storey shops, with prices ranging from RM1.1 million to RM3.2 million. The lot sizes for both these units are 22 ft x 70 ft while some of the 3-storey units are 22 ft x 75 ft.

The 2-storey shops have a gross built-up of 2,884 sq ft while the 3-storey shops have gross built-ups of 4,380 sq ft and 4,654 sq ft.

The light industrial semi-detached factory units have an average plot size of 93 ft x 133 ft which come up to about 6,128 sq ft. Only 12 units are available. Prices for the factory units average RM3.1 million.

The units offer a modern design, making them suitable to be used as factories, showrooms, light industrial factories or corporate offices. They are built with flexible layouts, allowing business owners to upgrade to larger built -up space.

Bestari Business Park is accessible via the Kesas Highway, Klang Town Centre and the upcoming South Klang Expressway (SKVE) coastal link road. The KLIA is a 45-minute drive away. The special launch package includes free legal fees for SPA, zero interest during construction, with an early bird discount of RM50,000. There is also a high loan margin from the panel of bankers of 85%, subject to eligibility.

KSL has a long track record in property development in Johor. The public-listed group ventured into the Klang Valley in 2008, acquiring two parcels of land — 446 acres in Klang where Canary Garden @ Bandar Bestari is sited, and another 0.8 acres which will house a niche condo development along Jalan Madge, Ampang Hilir.
