KUALA LUMPUR: The first phase of S P Setia Bhd's residential Setia Greens development in Sungai Ara, Penang has already achieved a 40% take up rate prior to its launch, property (north) general manager S Sundarajoo said.
"We are planning to launch Setia Greens by the second week of January 2011," he told theedgeproperty.com via email. The entire project will span over 28.8 acres of freehold land.
Sundarajoo said the first phase of the project features 149 units of three-storey terraced houses and 18 semi-detached homes. The first phase will have a gross development value of RM170 million, he said.
There are four types of the three-storey homes with built-up sizes ranging from 2,400 sq ft to 3,200 sq ft, priced from RM898,880 onwards while semi-detached units have built-ups of about 3,300 sq ft with a price tag of RM1.6 million.
Meanwhile, the second and final phase of the project will feature semi-detached houses, bungalows and condominiums.
Setia Greens is also aiming for a Green Building Index (GBI) certification, Sundarajoo said.
"The environmental-friendly living features to be implemented include water harvesting system, water efficient fittings, low volatile organic (VOC) paints, solar water heater and cool roof system, all focusing on increasing the efficiency of resource use while reducing building impact on human health and the environment," he explained.
"As an environment friendly development, the focus during the construction stage is to minimise the impact on the environment with minimal earth-cutting and filling works. The beautiful natural surroundings and original eco-systems would be conserved as much as possible in realising the eco sanctuary," he added.
The project will be located close to the Penang International Airport and Penang Bridge for connectivity.
