KUALA LUMPUR: AM-EL Group Sdn Bhd is set to hold a preview for its condominium development called St John Woods Residence this weekend. The developer is confident in selling all the 48 units of the RM180 million development, located on Persiaran Raja Chulan in Kuala Lumpur, during its preview.

AM-EL Group executive director and senior project director Simon Low said St John Woods Residence is currently the only development in the area offering large family sized units.

"We only have 48 units. If it's 480 units then we will be worried. We are giving you a development that is not commonly seen today. What you do see today are the studio units, the one bedroom smaller units. We stand out just like a nice rose in a garden, as our units are all large in size. We are the only developer who is going to launch this particular size in the city centre," Low said to reporters during the media preview on Wednesday, July 13.

There will be one unit per floor and units starts from the eight floor to ensure that each home captures the views of KL City Centre and the Bukit Nanas Forest Reserve. Sizes for its 3+1 bedroom units are 3,660 sq ft and 4,489 sq ft for its 4+1 bedroom units.

Its group managing director Michael K C Low said: "In the Klang Valley, especially in Kuala Lumpur, out of five million people, surely you can find 48 potential buyers. It is up to you to identify where they are now."

The developer will not be targeting the mass market, but rather the niche market. Only a limited number of individuals will be specially invited to the preview event and the developer believes the invitees will be pleasantly surprised when the prices of the units are revealed. The indicative price is about RM900 psf, ranging from RM3.3 million to RM4.4 million per unit. Its maintenance fee would be about 45 sen psf.

St John Woods Residence, on a 0.6-acre leasehold tract, is expected to be completed by June 2014.

Meanwhile, Simon said they plan to develop more niche properties in the future. "We will continue to do what we do best, create more niche market properties. We will be constantly judged by the work that we do. So, we will continue to give you quality homes with reasonable prices. That is our aim and we will do that again and again for all niche properties that we develop," said Low.

AM-EL Group has completed projects across Malaysia worth some RM600 million to RM700 million. Among past projects by the developer include 36 unit condos called

Merc Residence on Jalan Bukit Desa in Kuala Lumpur and Crystal Prestige 1 on Jalan Free School in Penang.
