KUALA LUMPUR: SunwayMas, the property arm of Sunway Holdings Bhd, is due to unveil its latest development, Sunway Rydgeway in Melawati Heights on Oct 31.

The development will span 13.8 acres and comprise 40 zero lot bungalows and 30 semi-detached homes. The gross development value (GDV) of the project will be RM160 million and is due to be completed in 2011.

Sunway Rydgeway was soft-launched via a closed sales preview earlier this year. According to executive director of SunwayMas, Andy Khoo, the takeup rate has been very enouraging.

“This indicates that this concept is what purchasers have been looking for,” said Khoo of the fully gated and guarded development in Melawati, which is also the first stratified, landed development in the area.

With security being such an important factor these days, he said the Wi-Fi-enabled and Live Streaming Surveillance System in the Garden Pavilion and Garden Maze areas of the development will allow parents to monitor their children’s movements via laptops and provide peace of mind.

Other security features at Sunway Rydgeway will include an external fibre option CCTV system, home alarm system and unlimited intercom system between the residents.

The development also utilises green technology and design elements, including rainwater harvesting, solar water heating and inverted air conditioners.

Thus far, all the semi-detached units, which are priced from RM2.4 million and have a built-up area of 3,600 sq ft, have been sold. The bungalow units are priced from RM3.4 million upwards and have built-up areas of between 5,039 and 5,345 sq ft.

Sunway Rydgeway is accessible via the Ampang - KL Elevated Highway and Middle Ring Road 2 highways and Jalan Genting-Klang. It is just 20 minutes from the KL city centre.
