KUALA LUMPUR: Impiana Land and Development Sdn Bhd’s twin tower condominiums known as Semarak and Penaga Condominiums in Taman Raintree, Batu Caves, Gombak has seen a take-up rate of 90% since the condominiums were launched in January.

“We hope to see full take-up by the end of this year… it is achievable,” said its sales and marketing agent, Martin Teo.

Covering 26.15 acres, Taman Raintree is a mixed residential gated and guarded development made up of townhouses, condominiums and low/medium-cost apartments with a total gross development value (GDV) of RM200 million.

“There are only about 50 units left of the condos, all located on the higher levels,” said a sales agent with Impiana Land, adding that the townhouses and low-cost apartments were completed two years ago and has been fully taken-up. The townhouses would be handed over in August.

Semarak and Penaa condominiums offer a total of 684 units with built-ups measuring 926 sq ft, 1,098 sq ft and 1,206 sq ft. The price starts from RM199,980 onwards. “The units left are priced from RM211,000 and above,” the sales agent offered.

The 30-storey condominium towers are scheduled for completion in 2012. There would be 12 units of condominiums per floor, and would be serviced by four lifts.

The leasehold project is located near the almost-completed Batu Caves, KTM commuter station and is about 10 minutes' drive from the International Islamic University Malaysia. It is accessible via the Middle Ring Road 2, the Karak highway, Jalan Kuching and the DUKE Highway. The development is also located close to hypermarts and the Selayang Hospital.

Security measures include CCTVs and a card security access system, and facilities include a swimming pool, multi-purpose hall, gymnasium, jacuzzi and sauna. Residents will also enjoy facilities at the clubhouse adjoining the 96 units of Ariza Garden Villas townhouse.
