KUALA LUMPUR: Tambun Indah Group foresees the sales of the last 20 bungalow units from the 128 offered in the final phase of its Juru Heights project in Penang to be sold by 1Q2011, said its general manager Teh Theng Theng.

The freehold bungalow development covers 27.29 acres of the 81.25-acre freehold Juru Heights. The remaining 53.96 acres have been developed, and 99.6% of the homes built there have been sold, she said.

“The final phase of Juru Heights has a GDV (gross development value) of RM75.53 million,” she told theedgeproperty.com.

The land area for each bungalow is 4,440 sq ft with a built-up area ranging from 2,790 sq ft to 4,260 sq ft. The completion of the final phase is expected by the year's end or by the first quarter of 2011.

Developed by Juru Heights Sdn Bhd, a unit under the Tambun Indah Group, Juru Heights is marketed to home upgraders, expatriates and investors who seek homes with a gated-and-guarded concept, complete with facilities.

The company said the property is located on an elevated ground of approximately 37 ft above sea level, and is close to Juru AutoCity, a vibrant commercial and entertainment hub with easy access to public amenities and facilities.

The bungalows also feature 2 ft x 2 ft polished porcelain tiles that cover the ground and first floors, while homogeneous tiles cover the car porch and balcony.

Teh said that the bungalows are priced from RM538,000, or RM181 psf, which is a fraction of the cost of similar properties on Penang island.

The bungalows come in seven contemporary designs, and show units are available for viewing daily.

The facilities available in the area include a jogging track, children’s playground and gymnasium.

The development also includes 24-hour security with low maintenance fees of RM100 per month.
