固执拒缴管理费,住户小心财物被充公! 近期已有新闻报道,住宅管理委员会(MC)不满部分住户拒缴管理费,拖欠管理费甚至长达数年,因此决定对他们采取行动,向地方政府的建筑物委员(COB)提报,以财物充公行动惩戒固执住户。 在今年4月间,加影市议会(MPKJ)COB接获Vista Seri Putra住宅管理委员会投诉,指10户住户长期拒绝缴交管理费,期间长达数年。 因应住宅管理委员会投诉,该市议会COB连同警员与搜查令,前往相关公寓,向拒缴管理费的住户采取行动。 这些住户拒缴款项介于RM5,000至RM9,735之间,为多年来累积拒缴的结果。 在COB官员以及警察登门拜访后,其中5户住户决定接受住宅管理委员会提出的分期付款偿债方案,因此免于财物被充公。 其他5户住户中的3户,则在财物被充公后以现金缴付欠款,“赎回”自己的财物。其余两户则没有任何行动,被充公的财物将于稍后,由拍卖师在公开拍卖活动中脱售。 MPKJ的COB部门主管Siti Rosemawar Mohd Sahi表示,尽管充公财物拍卖所得并不足以偿还住户所拖欠的管理费,但住宅管理委员以及COB所采取的行动已起阻遏作用,Vista Seri Putra的管理费缴交情况也明显改善。 Vista Seri Putra在4月间通知住户已经向COB投诉,向冥顽不灵的住户采取行动,在接下来数个月,管理费缴交率从原本的40%,飙升至78%。 虽然充公行动有其效应,但是Siti提醒,COB与警察并不会贸然登访充公住户财物,因为整个行动仍需要由住宅委员会主导。 在向COB提出投诉,要求采取充公行动前,住宅管理委员会需要事先: 1.
