假如通过先租后售方式,可以帮助人们购买自己地房子,相信许多产业发展商都会认同这个房屋销售模式。 本地产业发展商如UEM Sunrise Bhd和Mah Sing Group Bhd,都对先租后售的模式,抱着乐见其成的态度。 目前在市面上,不少发展商推出类似先租后售的方式,例如TAHPS Group Bhd的 “Stay and Own”、Selangor Dredging Bhd (SDB)的“Reside and Purchase” (RAP)和Khoo Soon Lee Realty Sdn Bhd的 “Rent Now Buy Later”。 在先租后售的模式下,买家以购买房子作为前提,向发展商承诺在一段期间内租下该房子,并在这期间累积买房的资金与建立良好信贷记录,然后再向银行申请房贷,并以当初与发展商所订下的价格购下房屋。 UEM Sunrise和Mah Sing认为,这个模式能为那些想买房的人提供一个缓冲期,好让他们在建立个人财务地位和信用后,才向银行申请房屋贷款。 UEM Sunrise董事总经理兼总执行员Anwar Syahrin Abdul Ajib指出,先租后售有助推动和提高房屋现货更快地被市场吸收。 而Mah Sing总执行员Datuk Ho Hon Sang则说,先租后售有助申请房贷失败的首购族拥屋。 他表示,国家银行(BNM)在2016年公开的贷款审批率仅有72%,当中不少事购买价值低于RM50万房产的首购族,所以,他认为,先租后售这个模式对于付不起首期的年轻家庭来说,是一个不错的选择。 目前,这两家发展商都为特定的开发项目提供先租后售方案。 Mah Sing的先租后售方案项目是商店和商业空间,而UEM Sunrise则是已完成的项目。 然而,Anwar和Ho都指出,倘若发展商想要提供先租后售模式,他们必须拥有强大的财务实力,因为这个模式存有一定的风险。 Ho也建议银行考虑为首购族提供特别的贷款配套,以鼓励发展商采取先租后售模式。他补充,先租后售模式必须受到法律和条规的规范,以保护发展商和购房者。 该文章已刊登于2017年11月17 日的EdgeProp.
