Launched in 2006, the 5.8-acre 28 Mont’Kiara, also known as MK 28, was developed by Sunrise Bhd before it was acquired and merged with UEM Group’s property development arm, UEM Land Holdings Bhd.

The project comprises two 40-storey towers offering 460 condominium units with built-ups ranging between 2,535 sq ft and 2,700 sq ft as well as six penthouses with built-ups ranging from 5,790 sq ft to 6,465 sq ft.

Notably, MK 28 had also achieved the Construction Quality Assessment and Green Mark Index Assessment development standards.

According to MIP Properties’ Woo who concluded the deal, MK 28 is a well-maintained condominium that is located strategically — with various amenities nearby, but away from the congested part of Jalan Kiara.

It is located at the intersection of Jalan Kiara and Jalan Duta Kiara, around 1km away from Solaris Mont’Kiara.

“MK 28 has enjoyed very good rental over the years as it is one of the popular choices among expatriates. The spacious built-up offers an ideal place for expats and their families to settle down here,” he added.

However, he did not reveal the details of both the buyer and seller.

He said the current asking rents in MK 28 range between RM7,000 to RM10,000 a month for a 3-bedroom unit, while for a 4-bedroom unit, asking rents could be as high as RM12,000.

According to transaction data collated by EdgeProp.my, there were four transactions at MK 28 in 1H17 with an average price of RM766 psf.

In 2016, 16 units in MK 28 were transacted with an average price of RM775 psf.

Listings on EdgeProp.my showed that the average asking price for units at MK 28 is RM2,410,785 per unit or RM819 psf. The monthly asking rent is RM8,741 or RM3.26 psf, with an indicative asking rental yield of 5.2%.
