CYBERJAYA (Sept 4): Property developer EMKAY Group is confident that all the units of its second phase of The Mulia Residences (TMR) located in Cyberjaya could be taken up by end of this year, said EMKAY CEO Jayasangaran Dhanapal (pictured).

Developed by its subsidiary Zen Bestari Sdn Bhd, the 50-acre freehold TMR is a strata development that comprises 383 three-storey terraced houses and 417 apartments.

Phases 1 and 2 will feature 250 and 133 terraced houses respectively while Phase 3 will comprise three 14-storey apartment blocks.

The developer will be launching its phase 2 terrace houses tomorrow which has a gross development value (GDV) of RM180 million. Built-ups for the unit range from 2,386 sq ft to 3,275 sq ft, priced from RM985,550.

In a press preview for the unit today, Jayasangaran said as population grows, houses in Cyberjaya always in demand and land scarcity has made new launches even more attractive to homeowners.

He added that phase 2 of TMR has been opened for registration since March 2020. The project is well-received with a 60% take-up rate to date.

 

"TMR is also part of the Home Ownership Campaign initiative introduced by the government which will help in the sale of homes. Cyberjaya has grown very much over the years, from eight years ago when the population was only 50,000 to 60,000 to a working population of 150,000 now.

Residential properties in Cyberjaya are in demand and this is one of the few remaining home parcels here in Cyberjaya," said Jayasangaran, adding that about only 40 units or homes are left in Phase 2 to be sold.

The target completion for Phase 1 and Phase 2 are February 2022 and August 2023.

Meanwhile, phase 3 of TMR will comprise 417 mid-rise premium apartments is targeted for launching end of next year with a price tag of RM500,000 and built-up of 900 sq ft to 1,300 sq ft.

With landscaping designed to promote community-living, a central park will be built in the middle of the parcel, which is connected via linear parks from one end to the other.

Meanwhile, there are also pockets of communal spaces such as pathways with ’pangkins’ within the entire development to promote conversations and engage residents. Facilities such as a clubhouse, open spaces for residents to hold events, children’s play area and a multi-purpose court will also be provided.

Surrounding the development, the neighbouring amenities includes the Cyber 10 Mosque, national and international schools (including King Henn/s College & International School) and Village Grocer; which are just minutes away.
