KUALA LUMPUR: Alzac Viva Sdn Bhd has to date sold about 70% of the units of its first residential development, Riverville Residences, which was officially launched in mid-July. The condominium, located in the Old Klang Road area, sits on 4.73 acres (1.9ha) of freehold land.
“Our mission is to provide our buyers with the most affordable quality living in the town centre with a vast 2.3 acres of green open spaces where both adults and children can engage in outdoor recreational activities,” said the project director Mak Foo Wei.
Riverville Residences is expected to be completed in the fourth quarter of 2017. The development which has a gross development value (GDV) of RM300 million consists of 473 units over two condominium blocks. Block A has 26 floors inclusive of five levels of car park while Block B has 25 floors inclusive of five levels of car park.
In addition to courtyard units with total built-ups ranging from 1,770 sq ft to 3,181 sq ft, it has four types of standard layout units with total built-ups of 1,116 sq ft, 1,210 sq ft, 1,304 sq ft and 1,400 sq ft. Prices start from RM520 per sq ft, or from RM538,880 to RM988,800 per unit.
The development is situated 1km to Old Klang Road and 2km to the Shah Alam Expressway, New Pantai Expressway, KTM Komuter Petaling and KTM Komuter Gasing. It is also located near Plaza OUG, The Scott Garden, Taman Desa Medical Centre, Taman Seputeh and Mid Valley Megamall. Schools in close proximity to the development are SMK Petaling, SJK (C) Yuk Chyun, SJK (C) Chen Moo, SJK Taman Petaling and SK Assunta.
The concept of this development is its semi-detached sky concept, where all units are corner units that allow for good ventilation, and unit layouts are spacious and practical to suit families. Its amenities include a swimming pool, gym, jogging track, reflexology path, playground, badminton court, exercise stations, barbeque pits, nursery, cafeteria, and roof-top viewing deck. Riverville Residences is a collaboration with Y’shin Architect, landscape architect Praxcis Design Sdn Bhd and interior design firm PDI Design & Associates Sdn Bhd.
Alzac Viva already has future projects in the pipeline for the next three years. For 2015, the company is planning to develop Cuepac MRT Business Suites & Service Apartments, which consists of small office/home office (SoHo) units, serviced apartments and double-storey shoplots with an estimated GDV of RM350 million, as well as Sentul Symphony (boutique SoHo suites) with an estimated GDV of RM150 million.
For 2016, the company has plans to develop Phase 2 of Riverville Residences with an estimated GDV of RM300 million. Whereas for 2017, the company plans to develop Semenyih Townhouses with an estimated GDV of RM150 million and the Cheras Selatan Commence Square, which consists of a SoHo and serviced apartments, at the main Jalan Balakong and near Jusco Cheras Selatan with an estimated GDV of RM250 million.
