The 223,000-sq ft office tower, scheduled for completion at the end of the year, is ideal for companies that do not have a real need to have a presence in the city centre, such as professional service providers. “Its location on the fringe of KL will make it convenient for their employees to travel. It will also be convenient for their clients and customers,” he says.
He adds that its location is also a great value proposition for businesses that require frequent commuting to both KL and PJ. “And of course, because it is a top quality office building in a strategic location, it will be a very desirable address for those big corporate setups and high value added professional service providers such as legal firms, and fund management companies,” he says.
BRDB Tower is now open for leasing enquiries with rents starting from RM6.50 psf.
Apart from the building’s features, the facilities and amenities available at BSC is another plus. Having completed the refurbishment of BSC’s East Wing in November 2008, BRDB is now in the final phase of the shopping centre’s makeover — encompassing the West Wing and an additional retail annex and this is expected to be ready by next month. In all, 324,000 sq ft of dining and retail options are available to prospective tenants, their employees and associates (up from 265,000 sq ft prior to the refurbishment exercise).
Good property management vital
With commercial properties such as BSC and CapSquare in KL in its portfolio, Jagan says property management is crucial. “Attention to detail, excellent maintenance of amenities and facilities offered as well as comprehensive security measures are all attributes that ensure that the tenant’s safety and comfort remain a top priority. Good property management practices will not only ensure you attract the right quality of tenants but go a long way in ensuring that you also retain them and command premium rents,” he adds.
Other important attributes of a successful commercial development are location and accessibility. “In this regard, we anticipate strong demand for the BRDB Tower due to its strategic location and superior design,” he adds. What’s more, the BRDB Tower is currently the only purpose built Grade A office building in the Bukit Bandaraya/Bangsar area, he says. “It is located strategically between KL and Petaling Jaya and in the heart of a very affluent suburb — Bangsar — and its neighbouring Damansara Heights and Taman Duta.”
The quality of finishes and amenities should also not be overlooked. “We have taken great care to ensure the quality of our development will exceed the standard Grade A offices in the vicinity. The BRDB Tower also offers generous floor plates at 20,000 sq ft per floor. We are confident that upon completion, the project will set a new standard for office buildings outside of the KL city centre. This, coupled with its proximity to BSC, will lend an added competitive edge to the building and ensure it commercial success,” he says.
Recognising that the commercial property market is highly competitive, BRDB’s positioning hinges on its designs and ideas. “Our products must be environmentally sensitive, cost competitive and meet the highest standard and expectation of our buyers. We are consistently pushing the boundaries of design and quality, in our aspiration for innovative yet timeless design. Just being innovative will no longer be sufficient. A developer must have the right ideas, and the talent to see, believe and execute its vision just to keep up with the highest global standard,” says Jagan.
He adds that while 2009 did not see the group bringing any new developments to the market, BRDB has continued to maintain steady interest in, and sales of, its ongoing projects. “By 2010, we will have some one million sq ft of prime commercial space, giving us a strong base of good quality assets with consistently high yield that will act as a catalyst for future asset accumulation. We will make every effort to ensure that we build and maintain a sound fixed income portfolio that will provide us with consistent earnings for many years to come.
“In this challenging operating environment, we are focused on our masterplan for performance and profit, but know we have to be flexible enough to adjust to current conditions and to take advantage of opportunities,” he says.
