KUALA LUMPUR: Mah Sing Group Bhd's three projects which opened for sale and previews last weekend -- namely Star Avenue@D'sara in Sungai Buloh, Ambrosia@Kinrara Residence in Puchong and Clover@Garden Residence in Cyberjaya -- achieved sales of RM190 million, the group announced on Monday, Aug 22.
At its Sungai Buloh commercial development, the group had sold all available 78 retail lots in its 4-level Avenue Street Mall worth RM71.1 million. The mall will comprise 245,987 sq ft of net lettable area.
"Due to overwhelming response, Mah Sing intends to keep approximately 65% for value-adding upon completion of the project," said the group in a statement.
Star Avenue@D'sara will come up on an 18-acre leasehold tract and has a gross development value (GDV) of RM420 million.
Besides the mall, it will also feature 92 units of 3-storey shopoffices with built-ups from 5,400 sq ft and prices from RM2.2 million onwards.
The shopoffices were sold out during the launch on April 23 and 24, achieving sales of RM242.5 million, according to earlier reports.
Meanwhile, Phase 1 of its Ambrosia@Kinrara Residence leasehold residential development in Puchong comprising 37 units of bungalows and semi-detached homes valued at RM97.2 million were opened for preview.
"... Eager buyers [have] confirmed their interest for 25 units valued at RM71.5 million," said the group.
The bungalows have built-ups from 5,656 sq ft and land areas of 60 ft by 90 ft and 60 ft by 120 ft, with some units featuing living areas with double-volume ceiling and private pools.
Meanwhile, the semi-detached units have a built-up of 4,468 sq ft and land area of 40 ft by 80 ft.
Prices of bungalows tentatively start from RM3.2 million while the semi-detached homes have indicative pricing of RM2.14 million.
Mah Sing plans to preview Phase 2 of Ambrosia@Kinrara Residence this weekend.
With a GDV of RM1 billion, the 139-acre development also features 271 units of 2-storey terraced homes with built-ups of 2,488 sq ft and prices from RM700,000 to RM750,000.
The group's Cyberjaya residential development, Garden Residence, saw buyers confirm their interest for 32 units of its semi-detached units in the Clover Precinct worth RM47.4 million.
The 2-storey semi-detached units have built-ups of 3,213 sq ft and are tentatively priced from RM1.5 million while the 3-storey semi-detached units have built-ups of 3,823 sq ft and are indicatively priced from RM1.6 million. Both units have land areas of 40ft by 80 ft.
Garden Residence has a GDV of RM775 million and covers almost 150 acres of freehold land.
