PETALING JAYA: PJCC Development Sdn Bhd, the developer of Petaling Jaya Commercial Centre (PJCC), plans to transform its 33-acre tract into an iconic architectural landmark in the city.

The mixed commercial development project with a gross development value (GDV) of about RM2 billion is situated off Jalan PJS2 near Bandar Sunway. It is accessible via the New Pantai Expressway (NPE). PJCC Development is part of the MKH group, which is also affiliated with the Pulai Springs group.

The developer recently completed the project’s show gallery called The Pod, which was launched yesterday. The event was officiated by Petaling Jaya mayor Datuk Mohamad Roslan Sakiman and Italian ambassador Folco De La Luca.

“We’ve invested a significant amount in this project. Building this show gallery took us under 12 months to complete. This shows our commitment to building something that will not only look amazing, but which can benefit the community and the building industry,” PJCC Development managing director Jacqueline Daniele Roberts told The Edge Financial Daily in an interview.

“Instead of an ordinary gallery, we felt it was important to create a unique structure that would convey the individuality of PJCC,” she said in her speech at the launch.

During PJCC’s launch three years ago, 80 shop-offices were sold at about RM120 psf. Prices of these units have increased five-fold since, especially when the NPE was completed two years ago, said Roberts. The second phase, comprising 45 shop-offices, is currently under construction.

After launching the first two phases and while exploring options with different architects for the rest of the development, the developer decided to go with the design by a partnership of award-winning architects: Italy’s Studio Nicoletti Associati and Malaysia’s Hijjas Kasturi Associates Sdn Bhd.

With the new masterplan, the third phase will mark a change to the development’s concept and design, said Roberts. “This phase will comprise a 200,000 sq ft retail complex, serviced apartments, a corporate tower and hotel. The launch for this phase is expected sometime in 3Q this year, pending approvals,” she added.

Initial plans are for high-end retail with mainly food outlets and a supermarket, a 5-star hotel with more than 400 rooms and 80 luxury apartments with built-up areas ranging between 500 and 1,500 sq ft.

Proposed projects in the pipeline for PJCC’s other phases include a 150-room boutique hotel, a business park and about six corporate towers.
PJCC will comprise around five phases and the developer expects to take five to 10 years to complete the entire project.
