Brickfields

•     Today, we continue our focus on Brickfields by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price of condominiums in the area was RM623 psf in 1Q2015, down 6.9% y-o-y.

•     Luxury condominiums are located closest to KL Sentral while the mid-cost condominiums are located further away. Properties in the high-end segment can command premiums up to 50% higher than surrounding projects.

•     The RM401 – RM600 psf range accounted for 30.2% of secondary strata transactions. Another 28.4% were for transactions within the RM601 – RM800 psf range while some 13.8% of units were transacted at over RM1,000 psf. 

•     The most expensive unit sold was for an 893 sq ft unit in Suasana Sentral Loft. The 1-bedroom unit had transacted at RM1,304 psf in June 2014.

•     On a project level, the most expensive condominium is Dua Sentral, on Jalan Tun Samabathan with an average price of RM983 psf. This posh condominium typically offers 1-bedroom and 2-bedroom units. Transacted prices of the 1-bedroom units here have ranged between RM530,000 and RM631,000.

•     Some of the largest units are at Sri Impian condominium (RM543 psf). Located on Jalan Ang Seng, typical 4-bedroom units here measure about 1,500 sq ft. Transacted prices within the review period have ranged between RM750,000 and RM900,000.

•     The least expensive projects are led by Menara Puteri (RM405 psf), Menara Pelangi (RM456 psf) and Palm Court (RM487 psf).
