This week, we continue to look at developments that link themselves to prominent addresses.

AEON Cheras Selatan Store & Shopping Centre

Cheras Selatan or Cheras South

Without official sanction, it is believed that Cheras Selatan got its name when AEON Co (M) Bhd named its new branch, located on a 113,451 sq ft former Boy Scout camp site, as AEON Cheras Selatan Store & Shopping Centre in end-2006. 

It is difficult to say where the borders of Cheras Selatan are but the general perception is that it mainly covers the Selangor side of Cheras. In recent years, many developments at the neighbouring Balakong are marketed using the name “Cheras Selatan” when developers do not include the location as part of their project names. Recent launches there include Cheras Traders Square by SCP Group, Netizen by KEB Group and Symphony Tower @ Cheras South by Cheras Hong Soon Development Sdn Bhd.

Puchong South

Puchong South is a pretty new name. While Puchong South does not have official sanction and its borders are still up for debate, the name is widely used by developers to market their projects, thanks to the booming property scene in the vicinity.

These projects are mostly located in southern Puchong and parts of Seri Kembangan, which were oil palm estates. Developments there include 3Elements @ Puchong South by Titijaya Land Bhd; Sfera Residence @ Puchong South from YNH Property Bhd; Perfect Eagle Development Sdn Bhd’s O2 Residence; and IOI Properties Group Bhd’s 16 Sierra.

The Zizz @ Damansara North

Damansara North

One of the projects in Damansara North is The Zizz @ Damansara North by Jaya Megah Building & Engineering Sdn Bhd, a unit of Taiwan-based Shayher Group. Located within Damansara Damai, it is a leasehold serviced apartment project on a 9.59-acre land. To be developed over three phases, the gross development value (GDV) of the project is estimated at RM600 million.

The first phase of The Zizz consists of two 26-storey residential blocks that offer serviced apartments and duplex units, as well as 66 units of 2-storey lifestyle shops and boutiques. The second phase will consist of 490 serviced apartment units, with sizes ranging from 695 to 1,008 sq ft.

The Pines @ Hill Park, Shah Alam North

Shah Alam North

Developed by MKH Bhd, [email protected], Shah Alam North, is within the self-contained township of Puncak Alam in Kuala Selangor. Located 20km from Shah Alam, the project is close to several highways such as KL-Kuala Selangor Expressway (LATAR Expressway) and Guthrie Corridor Expressway.

[email protected], Shah Alam North, spans 550 acres and has a 35-acre forest park and a 16-acre central lake park with bicycle and jogging tracks, walkways and greenery. It will comprise a mixed offering of landed homes, apartments and shopoffices.

Arte @ Subang West

Subang West

Nusmetro Group is developing Arte @ Subang West, a 1.17-acre project along the Federal Highway in Section 13, Shah Alam. The project offers more than 300 small office/home office units priced from RM450,000. It is also accessible via various highways such as ELITE Highway, Guthrie Corridor Highway, New Klang Valley Expressway and Kemuning–Shah Alam Highway. Amenities within the vicinity are Empire Shopping Gallery, Tesco Extra, Giant, Subang Parade, Glenmarie Golf & Country Club, Stadium Shah Alam and Columbia Asia Medical Centre.
