KUALA LUMPUR: St James Group Ltd will launch Smithfield Square serviced apartments to the Malaysian public at the Westin Kuala Lumpur hotel this weekend.

“We’re delighted to announce the launch of Smithfield Square in Hornsey, which falls within the Council’s regeneration framework, Haringey Heartlands. The development will bring a fantastic selection of new homes across a range of tenures and a significant number of jobs to Hornsey, contributing to the ongoing transformation of this area,” said chairman Sean Ellis in a statement.

The project features 247 partly furnished units of studio, 1- and 2-bedroom apartments in Hornsey, north London. Priced from £299,950 (RM1.63 million), the built-up ranges between 487 sq ft and 708 sq ft. The service charge is £3.72 per sq ft per annum.

The facilities include a gym, private landscaped gardens, concierge service, a resident lounge with WiFi services and two communal roof terraces.

The development is within walking distance to the Turnpike Lane tube station, Hornsey railway station, a public park, restaurants and convenience stores. There will also be a Sainsbury’s supermarket on the ground floor of the development, but the completion date is not available yet.

The development has a tenure of a 999-year lease and is slated for completion between the third quarter of 2017 (3Q17) and 3Q18.

“Smithfield Square is the only significant new build development of this scale and quality in the locality under delivery,” Ellis said. “It is certainly going to assist in putting Hornsey firmly on the map as a desirable and aspirational place to live. With prices offering relatively good value, particularly in comparison with neighbouring areas such as Muswell Hill and Crouch End, Smithfield Square offers buyers an opportunity to buy a home in Zone 3 from the trusted Berkeley brand in a regeneration area with great transport links.”
