KUALA LUMPUR: Encorp Bhd will be offering 42 units of 2½-storey multi-façade homes during the launch of the second phase of its Frangipani development in the Cahaya Alam township in Shah Alam at the end of March.

Frangipani will be in three phases, with a total of 140 homes located on 11.75 acres of leasehold land. It has a total gross development value (GDV) of RM90 million. The first phase consisting 40 units was launched in November last year, said executive chairman and group CEO Datuk Seri Effendi Norwawi.

"Currently, the take-up is 70% for Phase 1," he told theedgeproperty.com, adding that Phase 3 would consist of the remaining 58 units of homes.

Effendi said the land area size of the Frangipani units is 22ft by 75ft, with build-ups starting from 2,500 sq ft. The price range starts from RM550,000 (bumiputera price) onwards.

Earthworks are currently in progress, and completion is scheduled for early 2013.

Effendi said Frangipani's design is a reflection of Encorp's focus on innovative designs. "The unique multi-façade homes are designed in pairs. There are six different facades and roof forms that create a varied architectural streetscape. The internal layout is based on an open-concept plan.

"The development is designed like a private cul-de-sac to limit traffic volume, and to ensure privacy for each row of houses," he added.

The low-density development offers only 12 units per acre. There is also a large linear recreational park of 225m in length and 32m wide on 1.8 acres of land, which will be equipped with a futsal field, playground, BBQ pits, walkways and jogging tracks.

Frangipani is part of the 209-acre Cahaya Alam in Shah Alam. To date, 49.2 acres have been developed, with 17.75 acres completed and fully sold, and another 12 acres under construction. Another 7.7 acres of 2- and 3-storey shop offices called Magnolia (55% sold) are also under construction. A remaining 159.8 acres of land still remains undeveloped.

"We are proud to say that all our buyers at Cahaya Alam have been happy with the quality of our homes, which have enjoyed good appreciation. We are confident that Frangipani will continue to provide this kind of value," Effendi said.

He added that other new launches at Cahaya Alam this year would include 92 units of 2- and 3-storey semi-detached units called Lotus.
