KUALA LUMPUR: Sime Darby Property is launching Turnberry Villas, a new high-end landed residential project located within the Kuala Lumpur Golf and Country Club (KLGCC), off Jalan Bukit Kiara in Kuala Lumpur this weekend. The project, with a gross development value (GDV) of RM550 million, offers 128 units that face the East Course’s 12th fairway.

The 10-acre (4.05ha) leasehold low-density development offers 12 units per acre. The built-up area ranges from 4,422 to 6,300 sq ft and the units are priced between RM3.8 million and RM6.9 million or RM922 per sq ft on average. The town villas are neatly arranged in three rows on a terraced terrain. Most are 4-storey units but there are also eight 5-storey resort villas.

“Turnberry Villas is ideal for upgraders,” said managing director Datuk Tunku Putra Badlishah Tunku Annuar. “The high-end property market segment has been increasing in size over the years as the Malaysian population gets more affluent. Given the increase in prices of existing homes in recent times, for example, you can now consider the option of upgrading to a new home.”

Turnberry Villas may also attract avid golfers as a club membership worth RM250,000 comes with the house. Moreover, a standard feature is a lift in each home. Each unit also has space to park three or four cars. Within each unit is an airwell that allows plenty of natural light and ventilation. Celebrity golfer Michelle Wie has already booked a unit.

Tunku Badlishah said Sime Darby Property remains committed to providing products for every price point. “As part of our strategy, our launches in our townships range from medium-to high-end products, depending on the maturing and planning phase,” he said. “This allows us to cater to various categories of potential buyers and maximise our market share.”

He said Turnberry Villas is already nearing completion and is somewhat a build-then-sell (BTS) scheme. This followed a decision to continue with the project construction while waiting for the renewal of the leases on the property to 99 years.  

Turnberry Villas is the first residential development in the KLGCC. There are other plots of land in KLGCC earmarked for development but nothing has been finalised, said Tunku Badlishah.

Sime Darby Property is also launching The Glades at its Putra Heights development this weekend. This project offers a variety of homes — 80 bungalows (built-ups from 6,036 sq ft), 48 semi-detached houses (from 4,831 sq ft), 56 terraced houses (from 4,316 sq ft) and 78 townhouses (from 2,386 sq ft).

The entire project sits on 57.9 acres of freehold land. Prices for the bungalows start from RM3.9 billion, semi-detached from RM2.97 million, terraced houses from RM2.2 million and townhouses from RM1.43 million.

The project offers generously landscaped public areas.


Unveiled in 1999, the 1,796-acre Putra Heights is located near Subang Jaya, USJ, Puchong and Shah Alam.

Slated for launch next Thursday is Nilai Impian’s Phase 2 Davina Series of  2-storey 22 ft by 75 ft link houses. There are 96 units with built-up areas starting from 1,700 sq ft. The units start from RM450,000. Nilai Impian is a 680-acre freehold township located within the KLIA-Nilai-Pajam growth area.

This will be followed with the launch on May 27 of Willow Park in Denai Alam comprising 2- and 3-storey semi-detached houses. The 54 units with built-up areas starting from 3,838 sq ft are tagged from RM1.6 million.

Denai Alam had earlier launched Ficus Peak superlink and semi-detached houses on May 6. The former have built-up areas starting from 2,769 sq ft and the latter, 4,186 sq ft. Starting price for the superlink homes and semi-detached units is RM913,000. This freehold tract sits on 18.6 acres and has a GDV of RM111.7 million.
