名人屋语:高买、更高卖!

低买高卖从来是投资的不二法则,但运用在房地产投资上则不然,因为高企的房价实在违背了这条金科玉律,所以Desa ParkCity发展公司Perdana ParkCity有限公司前任总执行长Lee Liam Chye奉劝购屋者别等了,应该要“高买、更高卖”! 他在受邀担任TheEdgeProperty的“名人早餐会谈”主讲人时表示:“无可否认,在发展已臻成熟的城镇如Desa ParKCity,房价已经居高难下,低买高卖的时代已经过去,因此,购屋者应该要看好时机,高买、更高卖!” 他补充,房价将跟随建材与发展成本走扬,即使在目前的疲软时期增幅放缓,但房价在经历低潮后,将在下一轮涨势中大幅攀扬。 与其等待价格下跌,他奉劝购屋者应把焦点放在房屋的潜在资本增值上,而不只是目前的售价,因为一旦市况转晴,过度专注售价的投资者就会错失良机。 综观大市,Lee认为,房市行情会因内外因素的影响而继续走缓,但预计行情将在明年下半年后改善。 谈到Desa ParkCity的未来发展时,他透露,公司计划为中等收入的单身人士、情侣或丁克族(Dink,未有子女的双薪夫妇)推介可负担价位的精巧公寓计划。 不过,他也强调可负担房产的意思并不是低价房产,而是针对特定收入阶层所推介的可负担价位房产。 根据初步概念,该公司计划推出面积约为500平方尺的精巧公寓,单位格局分别是一间和两间卧室。 另外,Lee也表示,随着人口老化,终身社区的设立也日趋重要。 因此,他也考虑针对乐龄人士推介独立住宅单位(Independent Living Unit),让老年人可以在跨代社区自由活动,并可享有完善的医疗照料。   原文已刊登于2016年11月11日TheEdgeProperty.
