趋势：先租后售？发展商乐见其成
假如通过先租后售方式，可以帮助人们购买自己地房子，相信许多产业发展商都会认同这个房屋销售模式。 本地产业发展商如UEM Sunrise Bhd和Mah Sing Group Bhd，都对先租后售的模式，抱着乐见其成的态度。 目前在市面上，不少发展商推出类似先租后售的方式，例如TAHPS Group Bhd的 “Stay and Own”、Selangor Dredging Bhd (SDB)的“Reside and Purchase” (RAP)和Khoo Soon Lee Realty Sdn Bhd的 “Rent Now Buy Later”。 在先租后售的模式下，买家以购买房子作为前提，向发展商承诺在一段期间内租下该房子，并在这期间累积买房的资金与建立良好信贷记录，然后再向银行申请房贷，并以当初与发展商所订下的价格购下房屋。 UEM Sunrise和Mah Sing认为，这个模式能为那些想买房的人提供一个缓冲期，好让他们在建立个人财务地位和信用后，才向银行申请房屋贷款。 UEM Sunrise董事总经理兼总执行员Anwar Syahrin Abdul Ajib指出，先租后售有助推动和提高房屋现货更快地被市场吸收。 而Mah Sing总执行员Datuk Ho Hon Sang则说，先租后售有助申请房贷失败的首购族拥屋。 他表示，国家银行（BNM）在2016年公开的贷款审批率仅有72％，当中不少事购买价值低于RM50万房产的首购族，所以，他认为，先租后售这个模式对于付不起首期的年轻家庭来说，是一个不错的选择。 目前，这两家发展商都为特定的开发项目提供先租后售方案。 Mah Sing的先租后售方案项目是商店和商业空间，而UEM Sunrise则是已完成的项目。 然而，Anwar和Ho都指出，倘若发展商想要提供先租后售模式，他们必须拥有强大的财务实力，因为这个模式存有一定的风险。 Ho也建议银行考虑为首购族提供特别的贷款配套，以鼓励发展商采取先租后售模式。他补充，先租后售模式必须受到法律和条规的规范，以保护发展商和购房者。 该文章已刊登于2017年11月17 日的EdgeProp.
