多年来,大马凭着本身多元的文化、几乎没有天灾的生活环境,还有不断提升的基础建设,吸引了许多外国移民。 对于有意移居大马的外国人而言,在国内买房其实不难,只需注意政府单位和各州政府所设下的条例即可。 我国政府对外国产业买家设下的其中一条限制,就是买房的最低价格门槛。 根据大马经济策划单位(简称EPU)的买房指南,全国的外国人买房最低价格门槛是RM100万,换言之,外国人只能在国内购买RM100万或以上的产业。 值得注意的是,EPU的RM100万最低价格门槛只是一个“指南”,因此外国人买房的事宜,最终还是必须得到各州属和联邦直辖区的批准,并遵守当地设下的最低价格门槛。 然而,我国政府也在一些地方设下特别区域,实行门槛较低、甚至没有任何最低价格门槛的政策,以吸引外国人移居当地。 例如位于柔佛州依斯干达区内的Medini Iskandar,就是一个没有任何外国人买房限制的特别经济区。 除了没有最低价格门槛,外国人在Medini Iskandar卖房也能豁免产业盈利税(简称RPGT),此优惠将在2025年底截止。 此外,列为免税区的森林城市,外国人买房的最低价格门槛只有RM50万。 国人不应对外国人置产存偏见 在一些国际区域当中,如Tanjung Bin、Tanjung Pelepas、Iskandar Puteri、新山、Pasir Gudang、Tanjung Piai、Sungai Sekudai和Sungai Tebrau等,外国人购买有地产业的门槛是RM100万,高楼产业的门槛则是RM200万。 KGV International Property Consultants (Johor) Sdn Bhd执行董事Samuel Tan向TheEdgeProperty.
