PETALING JAYA (May 27): There are two neighborhoods that share the space of Petaling Jaya’s SS20: Damansara Utama and Damansara Kim. The latter is considered the moon to Damansara Utama’s sun. However, Damansara Kim has been steadily building its desirability and reputation as a hub for commercial activity. A quick online search for Damansara Kim will reveal a slew of recommendations for eateries and restaurants like Table & Apron and Halla Holla, as well as a few small, trendy businesses like nature-themed bookstore, Sunda Shelves, and LOOOP, a vibrant thrift and consignment store.
Damansara Kim is highly accessible, with the LDP running along the entire western length of the neighborhood, and the SPRINT Damansara Link running along the southern length of the area. Aside from its direct access to major highways, it is connected to some of Petaling Jaya’s more mature and popular neighborhoods, like the aforementioned Damansara Utama, as well as Taman Tun Dr Ismail (TTDI), Damansara Perdana, and Mutiara Damansara.
The neighbourhood is also well connected to other hubs in Petaling Jaya that have seen robust growth in popularity over the years, like Seksyen 17, Seksyen 14, and Taman Paramount.
With only 0.19% or approximately 1.6 acres of land dedicated to commercial properties, and 5.03% or approximately 2.4 acres used for shophouses, commercial properties here are limited in supply. This is further supported by the low transaction volumes for the area, with the seven most “recent” transactions for the area occurring between 2018 and 2024.
Average transacted prices for commercial properties in Damansara Kim have increased by 48% between 2020 and 2024, from approximately RM2.5 million to RM3.75 million, suggesting that the limited supply may be better for sellers, rather than buyers.
On the other hand, there is a more substantial volume for residential transactions, indicating that interest in living in the area has not disappeared. This is because Damansara Kim is one of the last neighbourhoods to be well located, that predominantly comprises landed properties, which are 90.6% of the neighbourhood, or around 50.7 acres.
Although property prices took a slight dip between 2023 and 2024 of 13.3%, two transactions that occurred in 1Q2025 have a median transacted price of RM1,702,566.50, which may be an indication that prices are picking up again for Damansara Kim. The continued interest in landed residential properties bodes well for businesses in the area, as this indicates a steady, localised customer base.
As Damansara Kim is just outside of Petaling Jaya’s “Golden Triangle” (Bandar Utama, Damansara Perdana, and Mutiara Damansara), landed properties are priced comparatively lower. For example, when comparing the most recent sales transactions, the average transacted price for landed homes in Mutiara Damansara come up to RM2,351,690, while Damansara Kim’s average transacted price is 42.5% lower at RM1,352,062.66
