PUTRAJAYA (March 29): Putrajaya Holdings Sdn Bhd’s Aura Residence in Precinct 8 here has seen 70% of its 360 units sold since it was launched in November 2014, said marketing general manager Sabariah Ramli.

She told TheEdgeProperty.com this freehold condominium has five blocks of 5 to 14-storey residential towers offering 360 units of condominiums and condo villas with built-ups ranging from 748 sq ft to 1,393 sq ft.

“Aura Residence has a gross development value (GDV) of RM270 million, and the selling price starts from RM480,888,” she added.

Putrajaya Holdings – the master developer of its namesake Putrajaya – launched the last phase of Aura Residence in May last year, which comprises 178 units.

Aura Residence is expected to be completed by the end of next year.

Facilities include a swimming pool, clubhouse, viewing deck, playground and landscape walkway.

All units come with two parking bays and will be fitted out with kitchen cabinets.

Sabariah said most buyers are owner-occupiers who work in Putrajaya, but there are also investors, with some of them even planning to rent out their units for short stays.

“Apartments are in high demand especially when popular events – such as the Hot Air Balloon Fiesta or international conferences – are held in Putrajaya, as most visitors who come with their family prefer to rent an apartment instead of pay for hotel rooms,” she explained.

Based on news reports, the Putrajaya International Hot Air Balloon Fiesta attracted around 300,000 visitors last year. 

According to the Malaysia Convention and Exhibition Bureau’s (MyCEB) statistics in 2015, Malaysia had ranked 30th in the world ranking and was in seventh place in the Asia-Pacific region.

Meanwhile, a report from the International Congress & Convention Association (ICCA) showed that there were 133 meetings held in the administrative capital with a total of 71,157 delegates.

Available listings on digital short-stay platforms showed that rental for the whole apartment or house in Putrajaya ranges from RM150 to RM300 a night.

Sabariah pointed out that the rental market of high-rise residential apartments in Putrajaya is also doing well, with yields of over 5%.

“Based on our recent completed Saujana Aster Apartment in Precinct 11, the monthly rental ranges from RM1,800 to RM2,500, fetching a good rental yield of 5% to 7%,” she added.
