Vila Elemen and the changing face of Shah Alam

PETALING JAYA (Dec 12): Surrounded by aspen groves, manicured plantings and hedges, Vila Elemen is mere steps away from the Kelab Golf Sultan Abdul Aziz Shah clubhouse.

“Our vision is to create better living standards for our purchasers. A development like [Vila Elemen] does not come around often,” says Tekat Maju Sdn Bhd director, Kenneth Lee. The developer specialises in mid-range, mixed-use developments, notably Ramal Villa in Kajang and One Selayang, both in Selangor.

Vila Elemen is Tekat Maju's first attempt at developing plush homes. Situated in Seksyen 13, Shah Alam, it will sit on an 8.7-acre land parcel and has a gross development value of RM200 million.

The low-density, leasehold development offers 54 units of semi-detached houses and bungalows. The semi-detached houses have a built-up area of 4,192 sq ft, and the bungalows, between 3,100 and 6,100 sq ft.

The area is blessed with good connectivity, says head of property agency One Sunterra Sdn Bhd, Terence Yap.

“Shah Alam has easy accessibility [being] well-connected to Kuala Lumpur and Petaling Jaya via major highways, for example, ELITE Highway, NKVE and the Federal Highway,” he says. “The proposed Damansara-Shah Alam Highway (Dash) is also anticipated to improve the link between Damansara and North Shah Alam.”

Meanwhile, Shah Alam is slowly experiencing a changing demographic that is demanding for more landed residential property compared with high-rises, Yap says.
