  在计划买房子之时,相信不少人都会在心中想像自己心目中dream house的模样,但是回到现实,预算与梦想家园的距离实在差太远,首购族置产之时,到底应该如何在梦想家园与现实可负担的房子中取舍呢? VKA Wealth Planner私人有限公司财务规划师Kevin Neoh指出,许多首购族在开始物色房子的时候,往往过于执着想要买到自己如今还无法负担的梦想家园。 对此,Neoh给予的建议是:“先入手本身能够负担得起的房屋。除非你已经准备好将大部分的收入用来支付房贷,否则最好还是先从一间小巧与附有基本配备的房屋开始。” 他举例道,对于一名每月净赚RM3,500的买家,大约能负担得起一间RM400,000的房子,并且支付RM1,750的每月房贷供款。 以财务管理规划师Ng Cun Mei为例,在初出社会之时,自己的月入不超过RM4,000。她在衡量之后,以财务自由以及地点为优先,选择一间售价不超过RM150,000的房子。 她说,“我的目标很清楚,就是相关房子一定要位于我属意的地区,且每月供期不超过RM800。我用了好几年的时间搜寻,最后购下位于新山Nusa Bestari一间售价RM150,000的联排房屋。” 当然,随着物价飚升,RM150,000的房子已经不太可能可以找到了,但Ng表示,顺应目前的平均薪资,首购族不妨考虑RM250,000或每月供期不超过RM1,200的房子。 大马房产经纪协会(MIEA)主席Lim Boon Ping也说,以一间价钱少于RM250,000的房子作为起点,并不意味着你从此就与本身的梦想房屋无缘。 这是因为,随着你的收入持续提高,你可以购买更好的房子,最终成为你心目中梦想家园的主人。 而且,你可以在新房与二手市场找到RM250,000的房子,但要注意的是,这两个类型的房屋所处地点可能会有所差别。 Lim解释道:“你还是可以找到标价RM250,000和以下的新房,但一般而言,这些新房都是位于新发展起来的地点,也可能是政府所推出的可负担房屋,并且附带一些购买门槛或条件。” 他也点出,与那些需求较高的成熟地区不同的是,这些位处新兴发展地区的房子,往往需要比较长的时间才能看到房屋增值。 不过,向发展商购买新房所需准备的资金通常会比较低,有时候甚至还可以享受到发展商提供的回扣与赠品等。 而在二手市场方面,买家能够检查房屋的实际情况与品质,还可以感受到当地与周遭社区的氛围。 然而,购买二手房屋的费用一般比较高。买家需要支付律师费及大约20%的头期等,而这些高昂的费用往往促使买家却步。 无可否认的是,想要在巴生谷地区买到一间RM250,000和以下的好房子,不是一件简单的事,更不用说那些位在交通便利的地点、附近有许多便利设施,还附有泳池等公用设施的房产。 不过,通过EdgeProp.
