所谓的管理机构（Management Corporation，简称MC），相信大部分人都已知晓，而管理机构支会（Subsidiary Management Corporation，简称Sub-MC）你又知道是什么吗？这就要从共同财产（common property）开始说起。 在一个分层建筑当中，共同财产是相当常见的，但什么是共同财产呢？ 根据大马房地产发展商协会（REHDA）机构的《分层管理手册》，共同财产是指那些能够被两名或以上的分层单位业主使用、并且不包括在任何分层区块或附属区块内的区域，例如走廊、园景区、公园、泳池、健身房和会议室等。 而这些设施的保养和维护，就是通过你每月的管理费来支付。 不过，随着房地产发展模式变得越来越多样，当中有关共同财产的情况越变得越来越复杂。 举例来说，在一个包含住宅房屋、办公楼、零售商场、店屋和酒店的综合发展项目内，你居住的公寓旁边可能会有栋办公楼，而这栋办公楼的楼顶就有个奥林匹克规格的泳池。 不过，你和其他同样居住在这个综合项目内的住户，可能无法前往使用这个泳池，因此，这就促成了有限共同财产（Limited Common Property）的诞生。 根据REHDA机构的《分层管理手册》，有限共同财产就是参照1985年分层地契法令第17A条文，指的是那些让两名或以上分层单位业主、但不是全部业主专属使用的部分。 同时，土地与矿物局总监也已经为此部分发出证书，证明一个管理机构支会已经在1985年分层地契法令底下成立。 这表示有关的管理机构可以把这个有限共同财产划分出来，然后设立一个或以上的管理机构支会，来代表不同分层区块业主的权益。 对房产业主的好处 大马房产与设施管理人协会（MIPFM）主席Faizal Fuad向EdgeProp.
