PROPERTY SNAPSHOT What are developments priced like in Cheras?

•    Today, we continue our look at Cheras by examining prices on a per square foot (psf) basis.  Based on transactions analysed by theedgeproperty.com, the average price psf in 3Q2014 for non-landed homes here was RM334, up 1.5% y-o-y, but after a 22.3% y-o-y jump the previous year.

•    The most expensive development transacted is Amaya Maluri at RM751 psf, followed by Pertama Residency (RM661 psf), Seri Cempaka (RM565 psf) and D’Alamanda (RM468 psf).

•    Amaya Maluri is a new project, developed by Malton Bhd, and offers units of between 719 and 1,127 sq ft in Taman Maluri. Pertama Residency is also located in Taman Maluri, within walking distance of Maluri LRT station. Located on Jalan Cheras, Seri Cempaka is a serviced suites complex of small units under 600 sq ft.  

•    There is a common trend among these developments: they are situated in the northern part of Cheras, closer to the city centre and the Maluri LRT station. They are also near several new upcoming developments, such as Sunway Velocity, Cochrane and several malls. The Tun Razak Exchange (TRX) is also located near the northern edge of Cheras.

•    As noted yesterday, the least expensive non-landed properties are mainly old, low-cost, walk-up apartments, such as Flat Taman Desa Cheras (RM100 psf) and Pangsapuri Segar Perdana (RM132 psf).

•    For middle-class families, affordable condominiums with facilities include Bukit Pandan Kondominium 1 (RM266 psf) and Pandan Heights (RM267 psf), both in Pandan Perdana, and Seri Mas (RM288 psf) in Taman Ikhsan.
