找不到买家?那就先租出去吧! 找不到长期租户?那就考虑短租吧! 短租不只为业主带来收入解燃眉之急,也为短期留在城市的人带来便利。Jocelyn Leong看中这个市场需求,在学院求学时期就创办了Daily Home Rental。 初期,她在学院假期时出租自己的床位。后来她在校园附近租下一间排屋,并短租给有需要的人,如前来城市探望孩子的父母等。 毕业后,Leong更决定继续扩大短租业务,并发展为自己事业。 除了短租,Daily Home Rental也为业主提供室内设计和装潢的服务。 Leong指出:“我们依据业主的预算,以最少的钱装潢和布置他们的房产。使用这项服务的人也包括想要脱售房子的业主,因为只要花小钱重新修饰房子,就能让潜在买家眼前一亮。” 有趣的是,Leong已经营Daily Home Rental 五年了,却还没有拥有自己的房产。 “我喜欢租房带来的弹性。我喜欢到不同的项目,体验不同的租房经验。” 主题短租房正夯 Leong表示,大马短租领域发展迅速,特别是在城市地区,所以Daily Home Rental的卖点是”主题短租房“。 “比方说,我们将会在较小的单位安装卡拉ok设备,布置成卡拉ok主题房,让短租客户使用。另外,我们也会针对一些酒店服务业忽略的市场漏洞,如宠物友善短租房等。” 对于有意将部分房子短租出去的二房东,Leong劝告必须向房东坦诚,并在租约中列明用途以确保双方利益得到保障。 她也奉劝有意投入该行业的投资者,不需为了短租而买下房产。 “事实上,许多发展商也有留意到这个市场,一些新房产也以这个作为卖点。但是我认为,这行不通。试想象,一项项目如果有500间单位,其中80% 单位业主投资房产的目标都是一样的话,那你要怎么办?你要怎样脱颖而出?而且短租是有淡旺季的,并不是一年365天都可以租出去。” 她建议先从租下一间房子,再进行分租开始,待开始赚钱了,才考虑选购有潜力的房产。 她补充,让房间得到青睐的方法之一是选用精美的家具,将房间营造为“instagram-worthy”(值得instagram上传)。 “尝试避免购买昂贵的家具,因为替换成本较高。另外,你也需要一张昂贵家具,如电器等的清单,以比较遗失后与租户的纠纷。至于小物件如餐具和碗碟等,必须做好遗失它们的准备。“ Leong指出,除非手中房产很多,但共享房子的生意并不是一门大生意。 “这门生意有一定的风险,但只要懂得管理,就可以减低风险。” 该文章已刊登于2018年5月4日的EdgeProp.

MRCB-Gamuda, YTL-TH Properties get LoA for HSR

KUALA LUMPUR (May 3): The consortium of Malaysian Resources Corp Bhd (MRCB) and Gamuda Bhd, and YTL High Speed Rail Sdn Bhd (YTL THP JV) — a joint venture (JV) between Syarikat Pembenaan Yeoh Tiong Lay Sdn Bhd and TH Properties Sdn Bhd — have accepted a letter of appointment (LoA) from MyHSR Corp Sdn Bhd, appointing the two consortiums as the project delivery partners (PDPs) for the northern and southern sections of the Kuala Lumpur-Singapore High Speed Rail (KL-S’pore HSR) project.
