PETALING JAYA (Dec 26): Research from a global property firm has found that Kuala Lumpur home prices fell this year.

EdgeProp Sdn Bhd主席拿督Tong Kooi Ong强调，FundMyHome仅只是大马房屋首购族的另一买房选择，并不是政府给予的“免费午餐”。 Tong在11月中旬举办的FundMyHome公共论坛中指出，FundMyHome这个方案的目的，在于协助有责任感的大马年轻人拥有自己的房子，而不是给予免费房屋。 他表示：“FundMyHome不是免费午餐，它没有任何政府的资助和津贴，这是由私人领域开发和运作的一个方案。这是给予那些还未有能力获得银行房贷，但却想要拥有自己房子，且有责任感的大马年轻人一个拥房的方案。这个方案可以成为这群年轻人拥房的第一个踏脚板。” FundMyHome是一个集合首购族和投资机构的电子平台。在这个平台下，买房者只需支付房价的20%，就可以拥有该房子的20%业权，并可迁入居住高达5年。剩余的80%房价则由合作的投资机构筹集。过程强调的是快速、简单和透明化。 针对当时现场公众提出5年之后买家该何去何从，Tong表示买家可选择脱售房子，或者进行再融资，将回酬与合作的投资机构分享。 “在5年期满前的6个月前，专业的物业估价员将为房子进行估价。一旦有了结果，买家就可做出选择，一是买下房子其余的80%业权，二是脱售房子进行再融资，并与当初合作的投资机构瓜分回酬。“ “若你决定继续住下，你也有两个选择。第一，向银行申请传统房贷，买下剩余80%的业权。第二，在这个电子平台上进行第二次的众筹。” 他解释，在FundMyHome平台买房子如同传统买房概念，分别在于买家需要拿出20%的头期款，而剩余的80%由投资机构负责筹集。 “房产买卖合约在你支付20%头期款的那一天就会签下，并非在5年期满之后。这也是为什么你是房子的拥有人！就如同传统买房方式，你需要拿出10%的头期款，而剩余的90%向银行贷款的道理一样。” “所以在这个方案下，你享有与其他向银行申请房贷购房者的同样权利。你可以装潢房子，你也必须照顾房子以确保房子不会贬值，最终损害自己的利益。” Tong续称，在这个方案下，若5年后房价下滑，买家也必须承担亏损，但最高亏损也只有已支付的20%首期款。 “首20%的房价贬值先由买房者承担，但就仅此而已。对，买房者的确是有风险，但如果整体房市真的走弱，你顶多只损失已支付了的20%。如果事情真的发生，起码你已免费住了5年的新房子。”   英文版文章已刊登于2018年11月23日的EdgeProp.
