趋势:售后回租,淡市中渐受企业主青睐

市场行情不明朗,面对周转问题的企业,纷纷想方设法运用资产筹资,当中最受欢迎的便是“售后回租”模式。 在这类交易中,一栋建筑物被卖家脱售之后,会租回给这名卖家,而租期一般会长达10至15年。 这样的模式有助持有房产的企业释放本身投入在房产中的资金,并将资金用作其他用途,与此同时保留使用有关房产的权利。 而对于这些房产的买家或投资者而言,售后回租可为他们带来长期的稳定收入。 国内的房产行业专家指出,如今有越来越多房产业主对售后回租抱持更加开放的态度,而许多投资者正寻找这类的投资,尤其是工业房产的售后回租。 Knight Frank Malaysia资本市场执行董事James Buckley向EdgeProp.
