Tropicana property

This is the second in a series of four snapshots on Tropicana. Look out for part three tomorrow.

•    Most of the condominiums in the Tropicana / South Sunway Damansara area were built in the early 2000s, catering mainly to the upper-middle class. Prices have since grown steadily, driven by the desirable  address and the growing number of amenities in adjoining Kota Damansara.

•    Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM539 in 3Q2014, while the average transacted price per unit was RM661,000.

•    In the same period, the RM600,001 – RM700,000 price range accounted for the largest share of transactions (28.4%), followed by those below RM500,000 (28.8%). Another 6.4% of transactions were for luxury condominiums above RM1 million.

•    The most expensive project is Tropicana Grande with an average transacted unit price of RM2.1 million. It boasts scenic golf course views with large unit sizes starting from 2,283 sq ft and unit prices starting from RM1.5 million in the secondary market. The most expensive transaction observed here was for a 3,315 sq ft unit which was sold for RM3 million, or RM905 psf, in December 2013.

•    Other pricey developments include Opal Damansara (RM736,000), in Sunway Damansara; and Casa Indah 1 and 2, in Tropicana Indah, with average transacted prices of RM879,000 and RM697,000, respectively.

•    The least expensive projects are low-cost apartments such as Damai Apartment (RM96,000) and Permai Apartment (RM153,000) at Jalan Tropicana Selatan. With an average unit price of RM436,000, Bayu Puteri located next door has better facilities and finishings for the middle classes.
