重点报道:房产投资为何能永垂不朽?

房地产投资并非短线的投资,这个道理人人晓得,但是要等待多久才可看见可观回报呢? 近年来房市表现差强人意,不少人对于置产抱持观望态度,甚至不看好房产投资,惟专家认为,房地产投资是一项长线投资,只要“买对了”,五年至十年必定可以得到回报,而且,一些地区的资本增值幅度甚至会让人喜出望外! 为了证明房地产投资是累积财富的可靠方法之一,房产咨询公司Savills Malaysia决定让数据说话,追踪2001年至2017年之间的特定房屋项目的住宅房产价格走势,以说明长期投资的重要。 根据Savills Malaysia历年平均交易数据,以蒲种为例,若你在2001年买下一间价值RM150,000的单层排屋,在2010年时,相关房产均价为RM237,500,也就是说,若你在此时脱售,所得的资本收益为40%。 若你选择长期居住,直到2017年才决定卖掉这间房子,根据2017年蒲种的交易均价,相关房子售价约为RM512,500,预计资本收益达241%! 另一个例子则是吉隆坡的泗岩末,根据Savills Malaysia数据,以泗岩末Taman Sri Sinar与Taman Segambut Indah房价为例,在2001年当地的双层排屋售价为RM178,500,到了2017年,平均交易价为RM571,500,也就是说资本增值幅度达220%。 孟沙与吉隆坡的公寓,在2001年至2017 之间,资本增值幅度介于94%至167%。以孟沙公寓为例(Sri Penaga、Cascadium以及Tivoli Villa),在2001年时均价为RM366,333,售价逐年攀升,在2017年均价扬至RM980,000。 Savills Malaysia 董事经理拿督Paul Khong表示,土地稀少加上人口不断增长,房屋价格自然跟随需求扬升,这也是为何房地产投资在过去,被视为抵御通胀的投资工具。 “但是并非所有的房产投资都可收得预期的收益,也有不少失败的投资案例,房产投资的关键在于良好的地点且价格合理的房产。” Malaysian Institute of Estate Agents (MIEA) 准主席Lim Boon Ping认为,购置房产是累积财富的最佳方法,因为房子不仅可以享有资本增值,还可以带来租金收入。 他说,假设相关房子可以取得3%至5%的租金收益,加上年度资本增值保守估计约为5%,投资回酬达8%左右,相较其他较低风险的投资工具如定存,所提供的投资回酬仅为3%至4%。 对于置产地点,他指出,除了发展已臻完善的成熟地区如吉隆坡、蕉赖、蒲种和孟沙,对于那些资金有限的购屋者,不妨考虑在目前位于郊外、但拥有发展潜质且人口有望持续增长的新地点置产。 “这就如同当年的Bandar Utama,在20多年前,很少人对这里有信心,更别说置产投资,如今这里成为了城中数一数二的热点地区,”他补充。 另一方面,MIP Properties 资深经纪Freeman Woo则表示,市区房屋供应过剩对房价增幅带来压力,但同时也为置产者开启许多投资机会。 他说: “如同其他发展中国家,马来西亚目前处于‘生产期’,供应过剩的情况在所难免,但土地为稀有资源,随着人口不断增长,这些房产最终将会被市场吸纳,价格走势也将因未来需求而走扬。“ 英文版原文已于2018年9月28日的EdgeProp.
