布城:FundMyHome+DepositKu购屋方案首批成功申请者在7月24日(周三), 从房屋和地方政府部长Zuraida Kamaruddin手中接过该方案的最终文件,正式升格房屋业主。 FundMyHome+DepositKu是EdgeProp Sdn Bhd和房屋和地方政府部联手推出的方案。在该方案下,FundMyHome的合格申请人可以向政府申请一笔高达RM30,000的贷款,以支付FundMyHome要求的20%头期。 FundMyHome是一项由EdgeProp开发、首相敦马哈迪医生推介的平台。通过该平台,买家只需一次性支付房价20%的头期,就可以拥有本身的房子,而剩余的80%款项,则由机构投资者拨出。由于参与者无需向银行贷款,所以他们自然不必面临每月偿还贷款的压力。 在把文件交付给成功申请者的仪式结束后,Zuraida在记者会上表示,FundMyHome是另一个拥屋方法的选择,虽然申请者需一次过支付房价的20%作为头期款,但未来5年无需支付任何费用。 她说:“5年后,你可以选择买下或者售出这间房子。若选择售出房子与投资者分享房价涨幅回酬,说不定该回酬可以抵消你已支付的20%房价。” 针对FundMyHome底下那些符合资格但无法筹措房价20%的人们,EdgeProp主席拿督Tong Kooi Ong表示,稍前就此向房屋和地方政府部提议将FundMyHome和DepositKu方案结合,以协助这些参与者买房。 “今天,我们成功解决FundMyHome的第二个挑战。通过房屋和地方政府部现有的DepositKu方案,可协助合格买家支付10%的头期款,这也表示买家只需筹措10%的头期款就可通过FundMyHome购得房子。” 他表示,从FundMyHome于去年11月推出至今,已有8,000人表示有兴趣通过该平台买房,但令大部分止步的原因,是无法筹措20%的头期。 FundMyHome+DepositKu方案开发给年龄介于21至60岁,并且每月家庭收入不超过RM10,000的大马人。 其中在成功申请到FundMyHome+DepositKu、并从Zuraida手中接过最终文件的FundMyHome买家,是家庭主妇Hafizah Abdul Rahman。 Hafizah和丈夫在Semenyih租房子超过10年,而在过去10年来,两夫妇多次向银行提出房贷申请都遭驳回。Hafizah表示,这是因为其丈夫多年来,坚持只用现金支付所有消费,所以没有银行无法查得任何信用卡还债记录。 另外,Nur Saidatul Izuanis Salleh是16位成功申请者中最年轻的申请者。今年只有22岁的他表示,该方案很适合年轻人,尤其是社会新鲜人。她认为置业要趁早,但在买房子之前必须多了解时下的房产趋势,以做出正确的决定。 英文版原文已刊登在2019年7月26日的EdgeProp.
